Total Staff Services are currently recruiting for a Conveyancing Assistant for one of our clients based in Birkenhead. We are ideally looking for someone who has a minimum of 12 months experience as a Conveyancing Assistant working on both Sales & Purchase transactions.
Key tasks in this position include undertaking administrative elements of the conveyancing process and also certain elements of Conveyancer level work under supervision. The successful candidate will be working as part of a small team delivering administrative support to the Conveyancing department.
Salary: £22,000 P/A to £25,000 P/A depending on experience and level of role.
Shifts: 0900 1700, Monday to Friday.
Job Responsibilities:
Junior Assistant Level:
Entering new files on the file list.
Processing estate agent memorandum of sales.
Obtaining Land Registry documentation.
Preparing the Contract Pack on sale transaction.
Applying for redemption statements.
Applying for searches on purchase transactions.
Applying for Land Registry searches.
Preparing files for completion.
Coordinating the completion day of both sale and purchase transactions.
Deal with incoming calls to the team and provide updates when required to resolve client queries.
Assistant Level:
Experience of dealing with all aspects of Junior Assistant Level.
Dealing with pre-contract enquiries raised by the buyers solicitors on sale transactions.
Coordinating exchange of contracts for both sales and purchases.
Reviewing Source of Funds and Stamp Duty Forms on purchase transactions.
Reviewing and reporting on search results and mortgage offers on purchase transactions.
Deal with any pre-completion mortgage conditions.
Preparing the contract documentation for clients to sign.
Prepare completion statements on both sale and purchase transactions.
Senior Assistant Level:
Thorough knowledge and experience dealing with both Junior and Assistant Level.
Under supervision, undertaking title checks on purchase transactions.
Reviewing replies to pre-contract enquiries on purchase transactions.
Running both sale and purchase files from start to finish.
Deliver to the Senior Conveyancer/Conveyancer files that have been prepared for sign off to be checked.
